So you’re getting ready to remodel and you’ve narrowed down your top contractor contenders. Here are some quick and easy pointers to skim through to ensure you and the right small home builders, team for general construction or tradespeople are in alignment in ALL areas ahead of you signing any construction agreements.
1.) Interview each of the contractors thoroughly to ensure there’s a good fit in personality, character, and values.
2.) Request tangible proof of licenses and insurance, whether physical or digital copies for verification of current status. Review carefully.
3.) Request a minimum of 3 past project references from recent and current homeowner clients. Yes, these might be online in the form of reviews, but there’s nothing better than speaking to the actual people who have worked with these contractors.
4.) Inquire about active projects and ask if you can drop into a job in progress. This is also a great opportunity to check in with the homeowners and their experience thus far.
5.) Ask how long they’ve had their subcontractors and what specialties they include.
6.) Explore their website and social media for both victories and red flags.
7.) Google the contractors to explore any updates about their business.
8.) Check their reviews across Google, Trust Pilot, BBB, social media, etc.
9.) Get a minimum of 3 bids. As a friendly reminder, the lowest price is not always an indicator of the best hire.
10.) Can you verify if they guarantee their work? Is that in writing? For how long?
11.) Can they guarantee to meet reasonable deadlines beyond Force Majeure?
12.) Do not proceed without an agreement and read it thoroughly and carefully before signing. Never feel embarrassed to ask questions about the agreement.
13.) If necessary, run a background check.
14.) Above all, TRUST YOUR GUT!!!
